The January real estate reports are in for the greater Hilton Head Island area and Lowcountry. Inventory levels continue to trend downward (-14.9%) as we get underway in 2012. Prices softened marginally -4.5%.

January 2011 vs. January 2012 at a glance:

New listings: 428 vs. 421 = 0.7%

Pending sales: 238 vs. 246 = +3.4%

Median sale price: $250,000 vs. 238,750 = -4.5%

Inventory of homes for sale: 3,184 vs. 2,708 = -14.9%
